Are you planning to purchase a lot property or a house and lot? Undeniably, it is a one huge purchase that requires a big amount most especially if the property you want to buy is wide. Meanwhile, most especially if it is a residential property, it is a good investment. You just have to be ready in all aspects for the processing and the costs.
Buying a property does not only require the buyer the amount that matches the selling price of the property. You need to have more as there will be additional payments for several processes and documents that you need to obtain.
In a residential property transaction and as well as in buying agricultural lots, there are fees for the capital gains tax, the documentary stamp, the withholding tax, the unpaid taxes, the transfer tax, the registration fee, the commission of the agent or broker, and the other incidental and miscellaneous fees.
Some of the aforementioned fees are shouldered by the seller. With regards to the Transfer of Title cost, it is paid by the buyer of the property. It is dependent on the selling price of the property and the number of documents proceeded at the Register of Deeds, more popularly called ROD.
You need to prepare all the documents needed in the transfer of the title and proceed to a branch of the ROD or the Land Registration Authority (LRA) where the real property is located and submit the documents. After it, the staff will compute the Transfer of Title cost.
